MetroNational starts work on medical office building

The six-story, 150,000 square-foot building represents a $36 million investment for the privately held real estate company, which is based in Houston.
The project is the "next phase of MetroNational's master plan for creating a state-of-the-art medical center in the heart of Houston's west side," says Wayne Hays, president and chief operating officer of MetroNational.
The building's first tenant is Memorial Hermann Memorial City Hospital, which will be operating a 24,000-square-foot outpatient imaging center in the building. Overall, the hospital will be leasing three of the facility's six floors.
The outpatient imaging center will take up the entire second floor of the building, according to Scott Bonin, director of outpatient services for Memorial Hermann's outpatient division. Memorial Hermann is spending $10.5 million in capital costs on the build-out and equipment for the facility, he says, excluding the leasing costs. "The center will serve as a flagship for Memorial Hermann as we're expanding services all over the city," Bonin adds. "We're going for a real spa-like feel with oversized chairs, flat-screen TVs and an Internet cafe."
The project also includes construction of an adjacent seven-story parking garage. Enclosed climate-controlled skywalks will connect the garage to both the professional office building and the hospital.
The new building will provide more office space for the medical staff at Memorial Hermann Memorial City Hospital, says hospital CEO Wayne Voss.
Atlanta-based architectural firm Cooper Carry designed the facility, which is being constructed by Tellepsen Builders.
